The short answer
A simple example
Suppose a contractor measures 2,240 square feet of roof and quotes architectural shingles at $5.21–$6.82 per roof sq ft in the site’s base model. The covering portion is about $11,670–$15,280 before state labor adjustment, tear-off, permits, decking allowance, and optional details. This calculation illustrates how the unit rate works; it is not a local quote.
A “2,000-square-foot house” is not necessarily a 2,000-square-foot roof. The site’s example assumes a one-story 2,000-square-foot footprint, medium pitch, and simple gable; the slope adds area before the material rate is applied. Two houses with the same interior size can have very different roofs.
Why per-foot quotes differ
- Roof measurement method and whether waste is included
- Shingle grade, metal panel system, tile, or membrane specification
- One or more existing layers to remove
- Pitch, number of stories, hips, valleys, and penetrations
- Decking repairs, flashing, ventilation, ice barrier, and permit scope
- Local labor and disposal charges
Ask for both total price and measured roof area. A proposal that only says “$X per square” leaves out whether that means a 100-square-foot roofing square or a single square foot. Ask the roofer to define the unit and list exclusions.
Convert square feet to roofing squares
Divide measured roof area by 100: 2,240 sq ft ÷ 100 = 22.4 roofing squares before any material waste factor. The contractor should explain how waste is calculated for the chosen product and roof layout.
