Standing seam and corrugated panels are not interchangeable products. A useful bid names the panel system and gauge, the metal and coating, the fastener or clip system, underlayment, edge metal, valleys, ridge details, and flashing at every penetration. Compare those specifications before comparing totals.
- Roof geometry: hips, valleys, dormers, and short panel runs add cutting and fitting.
- Tear-off: removing old shingles or an existing metal roof adds labor, disposal, and sometimes repairs.
- Deck condition: replacement sheets or boards are often priced separately after tear-off exposes the deck.
- Details: chimneys, skylights, eaves, valleys, gutters, and wall transitions need compatible metalwork.
- Access and pitch: steep or multi-story roofs require more setup and fall protection.
How to compare metal-roof bids
Ask every roofer to price the same assembly. Request the manufacturer, panel profile, gauge, finish, underlayment, clip/fastener spacing, trim package, ventilation plan, tear-off and disposal, permit allowance, and workmanship warranty in writing. Confirm who obtains the permit and whether the quote includes deck repairs or only an allowance.
A low bid may omit tear-off, flashing, or trim. A high bid may include premium materials or more complex details. Reconcile scope line by line rather than treating either total as the expected market price.
