Before you sign

Get the contractor, roof assembly, price, exclusions, start window, change process, cleanup, and warranty in writing. Do not rely on a handshake or a storm-claim promise.
  1. Verify required license or registration with the state or local authority. Requirements differ by place.
  2. Request proof of liability coverage and workers’ compensation where applicable; confirm with the insurer.
  3. Ask for recent local references for roofs similar in size, pitch, and material.
  4. Check complaint and enforcement history with consumer protection and licensing agencies.
  5. Confirm the measured roof area and ask for a sketch or takeoff.
  6. Name every material: manufacturer, product line, underlayment, flashing, ventilation, and accessories.
  7. Specify tear-off and disposal including the number of existing layers.
  8. Set deck-repair pricing and require written approval before extra work.
  9. Confirm permits and inspections and name who obtains and pays for them.
  10. Review payment milestones; avoid large advance payments and never pay the entire balance before completion.
  11. Read workmanship and product warranties including exclusions, transfer, registration, and claim steps.
  12. Document cleanup and closeout: nail sweep, debris removal, photos, permit sign-off, and paid invoice.
