Compare the total cost, not just monthly payment

A roof may be urgent, but financing can add a meaningful cost. Compare cash, home equity products, personal loans, credit cards, and contractor-arranged financing by APR, fees, repayment term, variable-rate risk, prepayment penalties, and consequences of missed payments. A low introductory payment can hide a longer or higher-cost obligation.

The short answer

Get a firm written roof scope first. Then compare at least two financing offers by total dollars repaid and risk—not just the monthly payment or advertised rate.

Questions for a lender

  • What is the APR after all fees and promotional periods?
  • Is the rate fixed or variable? Can the payment change?
  • Is the loan secured by the home, and what happens if you cannot pay?
  • Are there origination, appraisal, annual, or early payoff fees?
  • How long will repayment take at the quoted payment?
  • Is the lender paying the contractor directly, and what triggers disbursement?

If insurance is involved

Do not borrow based on a contractor’s promise of claim approval. Confirm coverage, deductible, claim payment timing, recoverable depreciation, and any replacement deadline directly with the insurer. Keep repair and claim documents.
